The Best 55+ Communities in St. Johns County, Florida [2026 Guide]
If you're planning to retire to Northeast Florida, you've probably already discovered that St. Johns County has more active adult community options than almost anywhere else in the state — and they are not all the same.
The price difference between the most affordable and most premium options can be $300,000 or more for a similar-sized home. The lifestyle differences are even bigger. Whether you want resort-level amenities, a riverfront nature setting, or something newly built with modern floor plans, the right answer depends entirely on how you actually want to live.
I've helped dozens of active adult buyers find their fit in St. Johns County, and I've toured every community on this list. Here's my honest breakdown.
Why St. Johns County for 55+ Living?
Before we get into the communities themselves, it's worth understanding why so many retirees are choosing this county specifically.
No state income tax. If you're coming from New Jersey, New York, Connecticut, or Illinois, Florida's zero state income tax alone can save you $10,000 to $50,000 or more per year depending on your income and retirement distributions. That's a meaningful number.
The #1 school district in Florida. You might wonder why that matters if your kids are grown. It matters because school quality drives property values and long-term resale strength. St. Johns County schools rank first in Florida year after year, which protects your investment in a way most counties can't match.
Location. You're 15 to 30 minutes from the Atlantic Ocean, positioned between Jacksonville and St. Augustine, with access to world-class healthcare including Mayo Clinic Jacksonville and Baptist Health. The lifestyle infrastructure — dining, golf, boating, arts, culture — is genuinely excellent.
The depth of 55+ options. There are over a dozen active adult communities in St. Johns County alone. Let me walk you through the ones I recommend most.
Del Webb Nocatee — The Premium Pick
Del Webb Nocatee is the newest and most premium active adult community in Northeast Florida. It sits inside the Nocatee master plan, consistently one of the top-selling master-planned communities in the entire country.
The centerpiece is the Canopy Club — a 22,000 square foot clubhouse with a resort-style pool with lap lanes, state-of-the-art fitness center, pickleball and tennis courts, billiard room, outdoor pavilions, and a full social calendar. Because you're inside Nocatee, you also get access to the Splash and Spray water parks, kayak launches, nature trails, and the Nocatee Town Center for everyday shopping and dining.
Homes range from villas starting in the low $400s to estate-series single-family homes over $800K. Most resales are landing in the $600K to $650K range. Floor plans run from about 1,500 to 3,900 square feet with 2 to 4 bedrooms.
Best for: The buyer who wants the newest product, the best amenities, and is willing to pay for the Nocatee location. Note that the community is still partially under construction, so some phases will have ongoing builder activity nearby.
Del Webb Ponte Vedra (Riverwood at Nocatee) — The Established Pick
People often get confused by this one: Del Webb Ponte Vedra and Riverwood at Nocatee are the same community, just called different things depending on who you're talking to. This is the original Del Webb inside Nocatee, built between 2007 and 2020 — so you're shopping resale only, no new construction.
With nearly 2,000 homes, this is a fully built-out, mature community with an established social scene that's been running for over a decade. Amenities include an indoor heated pool, outdoor pool, fitness center, and tennis and pickleball courts, plus all Nocatee master-plan amenities.
Resale prices run from about $350K to $600K depending on size and condition. Square footage ranges from 1,150 to 2,900 square feet.
Best for: The buyer who wants the Del Webb lifestyle and Nocatee location at a lower price point, and values a mature, socially active community over brand-new construction. You move in and there are already 2,000 neighbors, clubs, and activities in full swing.
Del Webb Saint Johns — The Brand New Option
Del Webb Saint Johns is the newest Del Webb in the county — and most buyers don't know it exists yet. It just opened in 2025 as part of a 963-acre master-planned development called The Landings, in northern St. Johns County near Longleaf Pine Parkway and the Durbin Park Pavilion area.
Del Webb is building 761 homes here. The 11-acre amenity center includes a fitness center, resort-style pool, pickleball and sports courts, a community garden, a ballroom, and an on-site bar and grill. Over 50% of the community's acreage is preserved as open space. Pricing starts in the mid-$400s and runs to around $700K+ for the larger floor plans.
Best for: The buyer who wants a brand-new Del Webb product in northern St. Johns County, closer to the RiverTown corridor and I-95, rather than inside Nocatee. The full amenity center is still completing — a temporary lifestyle facility is in place now, with the permanent clubhouse expected in late 2026.
WaterSong at RiverTown — The Nature Lover's Pick
WaterSong is my sleeper pick for buyers who want something different from the typical Del Webb feel. Built by Mattamy Homes inside the RiverTown master plan, it sits along the St. Johns River with a vibe that's more Old Florida than resort.
You get a kayak launch, fishing pier, boardwalk, nature trails, resort pool, hot tub, fitness center, bocce and pickleball courts, fire pits, a dog park — and an actual biergarten. Because it's inside RiverTown, you also access the RiverClub, which adds another clubhouse, fitness center, yoga studio, game room, multiple pools, and more trails.
Homes are priced from around $430K to $500K+ — significantly more affordable than Del Webb Nocatee. About 800 homes when complete.
Best for: The buyer who values nature, the river, and authentic Florida character over resort-style prestige. You're closer to I-95 and about 25 minutes from the beach rather than 10, but many buyers find the tradeoff more than worth it.
Reverie at TrailMark — The St. Augustine Pick
Reverie at TrailMark is a newer Dream Finders Homes community inside the TrailMark master plan, near World Golf Village in the heart of St. Johns County. It's gated, 55-plus, and priced competitively — new homes starting in the mid-$300s, with most buyers landing between $370K and $530K.
The Retreat clubhouse is a 4,600 square foot lakeside facility with a resort pool and spa, fitness center, catering kitchen, and indoor-outdoor gathering spaces. Outside you have six tournament-class pickleball courts, bocce, fire pits, a biergarten under the oak hammock, and bark parks for dogs. TrailMark's more than 10 miles of scenic trails and kayak launch to the St. Johns River are included.
Best for: The buyer who wants new construction, a more accessible price point, and proximity to St. Augustine — history, dining, beaches, and TPC Sawgrass all within a short drive.
Other Communities Worth Knowing
Stillwater — A newer 55+ community with about 550 homes. Modern floor plans, strong amenities, competitive pricing in the mid-$300s to low $500s.
Bridge Bay at Bannon Lakes — A Pulte Homes community with clubhouse access and walking trails. One of the most affordable entry points in the 55+ St. Johns County market.
Reverie at Silverleaf — Dream Finders Homes inside the Silverleaf master plan, one of the fastest-growing areas in the county. Modern floor plans, competitive pricing, and access to the Silverleaf amenity hub.
How to Choose: The 4 Questions That Actually Matter
With this many options, the framework I use with every client comes down to four questions:
1. What's your budget? Under $500K opens up Riverwood, WaterSong, Reverie at TrailMark, Stillwater, and Bridge Bay. $500K to $900K+ puts Del Webb Nocatee and Del Webb Saint Johns in play.
2. Beach or nature? If proximity to Ponte Vedra Beach matters, Nocatee communities win. If you want the river, trails, and a quieter setting, WaterSong at RiverTown is your answer.
3. New construction or established? If you want to pick your lot, floor plan, and finishes, Del Webb Nocatee, Del Webb Saint Johns, Reverie at TrailMark, and Stillwater all have new construction available. If you want to move into a community with an already-thriving social scene, Riverwood has 2,000 neighbors ready to meet you.
4. What does your ideal Saturday look like? Pickleball and cocktails at the clubhouse? Del Webb Nocatee. Kayaking at sunrise, then dinner in St. Augustine? WaterSong or Reverie at TrailMark. Golf and wine on the back nine? Look at World Golf Village area communities.
There's no wrong answer, there's just your answer.
